Snagging a UK New-Build Home: A Checklist for Overseas Buyers

Snagging means finding the small defects in a new-build home before, or soon after, you complete. If you live abroad, it is easy to skip, and it is one of the cheapest ways to avoid arguments later.

This Banke UK guide sets out what to check, who can do it for you from overseas, and how to record problems so the builder can fix them.

The Short Answer

Arrange a snagging inspection as close to completion as you can. Use a qualified independent inspector if you cannot attend, record each defect with photos and a written list, and send the list to the developer in writing. Keep your copy, and note any deadline the developer gives for fixes.

Why New-Builds Need It

New homes are finished quickly by many trades, and minor defects are common. Most are cosmetic. Some, like water leaks or electrical faults, are not. A written list gives you a record and a basis to ask for repairs.

Who Can Inspect From Abroad

  • An independent snagging company or building surveyor can inspect and send a report with photos.
  • A trusted friend or relative can walk the property with a checklist and take photos.
  • Do not rely only on the developer's own sign-off.

What to Check

  • Walls, ceilings and paintwork: cracks, marks, uneven finish.
  • Doors and windows: opening, closing, locks, seals.
  • Kitchen and bathrooms: fittings, sealant, drainage, hot and cold water.
  • Electrics: sockets, switches, lighting, consumer unit labelling.
  • Heating and ventilation: radiators, thermostat, extractor fans.
  • Floors: gaps, damage, level.
  • Outside: balcony, parking, communal areas, bin stores.
  • Documents: certificates and manuals supplied at handover.

Warranty and Defects Period

New-build homes in the UK normally come with a structural warranty, and builders commonly set a period in which they will fix defects. Ask the developer for the warranty provider, the cover period and how to make a claim. Confirm this in writing for your own plot.

Record Everything

  • Photograph each defect with a wide and a close shot.
  • Number the list by room.
  • Send it by email and keep the sent copy.
  • Note dates of each follow-up and each repair.

For Landlords

If you plan to let the home, snag before tenants move in, and make sure your agent knows where the stopcock and consumer unit are. See our full-cost guide to buying UK property from abroad and the conveyancing timeline for overseas buyers.
